Door/Entrance Keys

We will send you a code which will be utilized via key pad to open the main entry door (located inside the front porch leading into the kitchen). Should you require assistance, please contact owners.

Parking

There are a maximum of four (4) parking areas. Parking is permitted in the driveway (2) cars, along the front of the house (1) car; and if needed, along the front of the driveway. Please do not block the neighbor’s driveways or roadway/thruway access.

Wi-Fi

Free Wi-Fi is provided. A username and password will be provided to you.

Wireless Rechargeable Speaker

An “Auvio” wireless, blue tooth, rechargeable speaker has been provided, as a courtesy for your use and convenience. It is the property of Rose Lane Trust. It easily moves throughout the house and operates from anyone’s iPhone. As always, please be mindful of the volume after 10:00pm and prior to 8:00am. The instruction manual will be provided.

Outdoor Gas Grill (BBQ)

Always OPEN the lid before lighting the grill. Turn and push in on the third (3rd) knob from the left (Ignition Burner) to “high” and press the electronic igniter. You will hear a clicking sound while its depressed and lighting. You may now turn and push in the remaining burners on. They should automatically ignite (if they don’t press the electronic igniter again). High is toward the left, Medium is down, Low is to the right and Off is at “12 O’clock”.

To light the side/sear burner, turn the knob to the left while pushing in and at the same time, press the electronic igniter. You will hear a clicking sound while it is depressed and lighting. It may take up to 30 seconds for the burner to light.

The sear burner is a great option when cooking steaks. Place the meat on the burner for two (2) minutes on each side, then move to the large grill surface to complete cooking.

Coffee Maker

Open lid on top, and fill with water. Remove the basket and place filter and coffee. Turn the red switch to “on”. Serve when ready.

Oven/Range

The oven/range is easy to use and operate. To bake, press the “bake” button, then press the “up” or “down” arrow to choose the cooking temperature. The oven will pre-heat automatically. The “broil” button works the same. To turn off the oven, press the “Stop/Clear” button. If spills occur on the cooktop, please use a sponge to wipe.

The oven/range is equipped with a timer. Press the “Timer/Set-On” button, press the “up” or “down” arrow to choose the desired cooking time, the timer will automatically start. To disengage, press the “”Timer/Set-On” button again.

If you have small children, there is a “Cooktop Lockout” feature. Press the button “Cooktop Lockout”; this will disable the burners from heating. To enable the burners, press the “Cooktop Lockout” button again.

Microwave (above Oven/Range)

To cook food select “cook time”, enter minutes, press start. To end, open the door and press “STOP/Clear” button. The microwave oven has “auto” sensor modes to cook, reheat and defrost foods. The “Quick Touch” menu can be found by opening the microwave door and is listed at the top. To operate the ventilation fan, press the bottom middle button (high, low and off). To operate the light, press the right bottom button (High, Night, Off).

Toaster

Toast – Choose the “function” (middle knob), such as “toast”, then use the lower knob and turn to “stay-on”, toast accordingly.

Refrigerator

The refrigerator has a dispenser for ice and water located on the front left door. If you would like water, press the “water” button and place your glass into the dispenser area and press the lever forward. If you would like ice, press the “ice” button and place your glass into the dispenser area and press the lever forward.

Ice Maker Function – If the ice maker jams, open the front left hand door, depress the white button on the right side and gently pull (at the same time). This is the ice “drawer”. Ice may jam inside the drawer or fall behind the drawer. Please clear jam and/or dislodge the block of ice. Once the drawer has been removed; clear the ice at the front of the drawer and slide back into the channel. If you cannot slide the ice drawer in, completely remove the ice drawer, clear all ice on the inside shelf and replace into the channel. There is a picture on the right side of the ice maker with operating instructions. THERE ARE LYNNTS CHOCLATES IN THE FREEZER MEANT FOR YOUR PILLOWS UPON ARRIVAL.THEY ARE THERE FOR YOU AND EACH OTHER RENTAL – PLEASE DON’T EAT THEM ALL – THANKS.

Downstairs Shower

To operate the shower, turn the lever up and to the left. The cold water is down, hot water is up. A median temperature would be located at 11 o’clock on the shower lever. To utilize the massage shower head (small shower head) pull up (hard) on the silver button behind the larger shower head. This is not a “hand-held” shower head therefore please do not try to remove it. Also, kindly point the shower head down toward the floor to prevent leaking and/or always utilize the bath mat.

Living Room Television

There are 3 Remotes

  • Television Remote (“Samsung” remote) – The Remote Control is utilized to operate the television (TV) and cable box. Press the “System On/Off” button to turn-on and turn-off the TV and Cable Box.
  • The Button in the middle allows you to use Netflix and YouTube.remote-1  Parents please use Parental Guidance’s where children are allowed to watch.
  • Cable Remote (“Time Warner”) – This remote allows you to select Channels through Cable Service. There is a “Guide” button that will display the channels and programs available.   • Sound Bar Remote (“Samsung”) Mini remote – This remote controls the sound bar installed underneath. It currently only works with cable output. Does not work with Netflix and Youtube yet.

Living Room “Back Saver” Chair

A “back saver” chair has been provided for your utmost comfort. It is well designed and may even be slept in. This chair was made in Natick, MA and is valued between $1,500 to $1,800. The picture indicates the natural position of the chair. Once you find a comfortable position, the chair may be “locked” by utilizing the lever on the right and the knob on the left. Please enjoy and use with care.

 

 

 

Living Room Air Conditioner

New systems were installed May 2015.  The controller is hanging on the wall underneath the unit.  Simply turn on and control the temperature, fan speed and time as well as swing (directing flow moves as desired by the button called “Swing” and “set”) from the remote control.  You should not have to touch the unit above.  If it will be hot and humid, please close all the windows and operate the air conditioners however please do not operate while the windows are open as that would just be a waste. Please leave units OFF when you leave.

Master Bedroom Television

There are 2 Remotes

  • The Remote Control (“Samsung” remote) is utilized to operate the television (TV) and cable. There is no Cable box. Basic Cable is available.
  • remote-1The Button in the middle allows you to use Netflix and YouTube. Parents please use Parental Guidance’s where children are allowed to watch.
  • Press the “Power” button to turn-on and turn-off the TV. The channel + and channel – keys may be pressed to go up or down by channel.
  • The remote Control (“Sony” Mini remote) is for the Sound bar installed underneath. It currently only works with cable output. Does not work with Netflix and Youtube yet.

Master Bedroom DVD/Stereo Player

dvdThe Remote Control (“Sony AV System” remote) is utilized to operate the DVD player and stereo. Press the upper right green button to turn the system “On/Off”. The Sony home DVD/Theater system user guide is kept in the basket on top of the corner cubicle unit.

Master Bedroom Electric Log/Heat Corner Unit

The Remote Control is the “small black” remote – looks like a “mouse” used for a computer). Press the small silver button to turn unit on/off. To change other settings such as temperature and lighting, go to the front of the electric log and pull down on the half-moon top middle black knob. This will open a small control panel. The knob on the left controls the temperature (left – low and right – high). The next is a red switch to control the heat (up is off and down is on). The next switch is for the down light (up is off and down is on). The next switch (black) controls the entire unit. Please do not touch this switch as it should be “ON”. Finally, the right knob controls the brightness of the logs (left low and right high).

Master Bathroom Shower/Glass Shower Door

To operate the shower, turn the lever up and to the left. The cold water is down, hot water is up. A median temperature would be located at 11 o’clock on the shower lever. Please be cautious as the glass shower door does not seal completely and does not have a closing latch. Please use caution to prevent leaking/flooding. The glass shower door is heavy and has a small lip at the bottom to help keep the water inside the shower. Please use a bathmat at all times; when wet, It may be placed outside over the upstairs deck railing to dry, weather permitting.

Clothes Iron and Ironing Board

The clothes iron and ironing board are located in the upstairs Bathroom and Iron is under sink.

Hair Dryer

The hair dryers are located in each bathroom and are provided for convenience. Please use caution while operating any electronic device near the sink and/or water as this may cause electrocution.

Clothes Washer/Dryer (located in basement)

WASHER:  Place clothing into the washer, use a small amount of detergent as the water is soft and suds produce quickly. Push down and turn the dial to the chosen cycle, then lift up on the dial. Close the lid and the cycle will begin. Once complete, place clothes in the dryer.

DRYER:  Close front door.  Push “Normal” and “Start”.  This should be sufficient time to dry most anything Be sure the lint screen is clean (located at the front base of the door).

Dehumidifier (located in basement outside of laundry room)

**SUMMER RENTALS – PLEASE TURN THIS ON DURING ANY HUMID PERIODS LIKE IN AUGUST TO KEEP BUNK BEDS / ROOM DRY AT ALL TIMES EVEN WHEN NOT OCCUPIED BY YOU**  Thank you

The dehumidifier has been pre-set to 50% humidity. It is located on a shelf in the basement and will automatically turn-on and turn-off based on temperature, humidity and weather conditions. It will automatically drain into the sump pit via the garden hose attached and run along the back wall of the basement behind the washer/dryer area. There is a bungee cord holding it to the wall. Please do not touch the unit for safety reasons. Please ask your children not to touch this item.
